EMHOFF ASSOCIATES, LLC is a brokerage firm concentrating on office and industrial real estate. Jeff Emhoff, SIOR is the President and brings 20 years of experience to the firm. The focus of our company over the past several years has been to provide the highest level of professional corporate real estate brokerage and advisory services to our clients.

We have serviced numerous corporate clients, a few of whom are headquartered in the Central New York marketplace, and a number which we have serviced through our outstanding relationships with SIOR ( Society of Industrial and Office Realtors ). As a complement to our brokerage services, we provide property management, build-to-suit development and a wide range of consulting support. Our team has successfully leased or sold millions of square feet of manufacturing and warehousing space in Central New York. Through our affiliation with the SIOR worldwide network, the firm has a vast marketing capability which assures the properties represented by EMHOFF ASSOCIATES are fully exposed to the national and international market place. EMHOFF ASSOCIATES has recently represented Miller Brewing Company in the sale of a 1.3 million square foot brewery in Fulton, New York. Now completed, this sale represents the largest industrial building brokered in Central New York during the 1990's.

JEFFREY L. EMHOFF, SIOR
PRESIDENT


Jeff is a twenty year veteran of the real estate industry in Central New York, and provides the unique background of servicing both the industrial and office markets. Jeff has been involved in some of Syracuse's largest real estate transactions over the past several years, consummating over $50 million in sales and leasing transactions, representing millions of square feet in industrial and office inventory. In addition to brokerage, Jeff's history includes sales management, property management and administration, and he is considered a consummate real estate professional by his peers. Jeff has earned his designation in the Society of Industrial and Office Realtors (SIOR), and was elected to the Board of Directors in 1997, and serves as the Upstate NY Chapter President for 2003 and 2004.

Jeff's emphasis on corporate relations has earned him a strong reputation with his clients which include: Kraft General Foods, Federal Express, Merrill Lynch, Mutual of Omaha, Keebler Company, Royal Insurance and ITT Capital Finance.

Jeff is also a founding member and an officer of REForum, Inc. a small real estate think tank consisting of SIOR brokers who own their own companies. REForum studies issues related to small service firms and pursues new technologies which assist small firms as they compete with national brokerage firms for key assignments.

JOSHUA W. PODKAMINER
ASSOCIATE


Josh is an associate working closely with the partners in the office, industrial, retail and investment markets. Josh received an Economics degree from Hobart & William Smith College. Furthering his education, Josh is currently working towards his CCIM (Certified Commercial Investment Member Designation) the highest designation in the investment real estate community.

In recent brokerage activity, Josh has worked closely with Cricket Communications to secure numerous office and retail locations in Greater Syracuse and the Utica area. As these transactions near completion, he is gearing up his efforts towards continued Cricket expansion. Also, he represented Eagle Global Logistics and the Shoreline Group in their recent acquisitions of flex industrial and office space, respectively. Josh worked closely with local officials in order to assist Shoreline's requirement of obtaining Empire Zone Benefits.

In 2003 and 2004 Josh has led the marketing effort for a 53,000 square foot Class A office renovation project called Franklin Center. Josh is putting the finishing touches on the project by leasing the last 11,000 square feet.

Josh Emhoff has worked for EMHOFF ASSOCIATES for two years as a sales associate and property manager. Josh returned to Syracuse after graduating from the University of Colorado to pursue a career in real estate.

Working as part of the team, Josh has developed marketing programs for three projects and has implemented all three with consistent success. Josh splits his time between brokerage and property management responsibilities.
