Construction costs vs. sale prices:
Base construction costs have increased in keeping with national market trends, while achievable sales prices for existing properties have remained flat for the past few years. The lack of speculative construction should force sale prices up over the next 4 quarters.





Building Profile:
Office vacancy is greater in the Central Business District due to the changing perceptions associated with being "downtown" ( in a smaller city ) as well as the cost and availability of parking. Many of the Class B buildings have lost tenants to Class A buildings due to soft rental prices in the Class A market.
